A good estimate is more than a total price. Use this checklist to compare contractor quotes side by side and spot missing scope before work begins.
Before you compare totals

Scope and measurements
- Confirm the exact rooms, surfaces, systems, or exterior areas included.
- Ask which measurements the contractor used and whether they verified them on site.
- Make sure demolition, removal, haul-away, prep work, cleanup, and finish details are listed.
- Clarify what happens if hidden damage or code issues are discovered after work begins.
Materials and allowances
- List the material type, grade, size, finish, color, efficiency rating, or brand standard when relevant.
- Identify allowances for fixtures, tile, cabinets, flooring, windows, equipment, hardware, or permits.
- Ask whether substitutions require written approval before ordering or installation.
- Check who pays the difference if selected materials exceed the allowance.
Labor, schedule, and access
- Ask when work can start, how long it should take, and what could delay the schedule.
- Clarify site access, parking, working hours, dust protection, pets, security, and daily cleanup.
- Confirm whether subcontractors are used for electrical, plumbing, HVAC, roofing, or structural work.
- Ask who will be on site and who is responsible for daily communication.
Permits, inspections, and code
- Ask which permits are required and whether permit fees are included.
- Clarify who schedules inspections and handles corrections if an inspection fails.
- Ask whether the quote includes code-required upgrades, utility coordination, or disposal rules.
- Keep copies of permits, inspection approvals, warranties, manuals, and paid invoices.
Payment and warranty
- Avoid paying the full amount before work starts.
- Tie payments to clear milestones, material delivery, inspection, or completion.
- Ask what workmanship warranty is included and what manufacturer warranties apply.
- Get change orders in writing before approving extra work.
Quote red flags
- The quote is much lower than others but missing removal, prep, cleanup, permits, or materials.
- The contractor asks for full payment up front.
- The proposal does not include a business name, contact information, license details when applicable, or insurance information.
- The contractor avoids written change orders or says permits are never needed without checking.
- The scope relies on vague phrases like complete job without listing what complete includes.
A simple comparison rule
The best quote is not always the lowest quote. The most useful quote clearly explains what is included, what is excluded, how changes are handled, when payments are due, and what warranty support exists after completion.
